Michele Haussmann started Land Use Solutions consulting firm to continue representing clients in Central and South Texas for the purpose of obtaining municipal land development entitlements. She has twenty years of experience working in the land use and land development area of real estate development. After graduating from college, she worked with the City of Austin Development Review and Inspection Department, and the City of San Marcos Planning and Development Services Department. Michele represents clients in the entitlement process, including rezoning, city code interpretations, neighborhood plan amendments, vested rights, major thoroughfare plan amendments, and economic development agreements. She represents clients in Austin and San Antonio, as well as many other municipalities in Texas. She has a working knowledge of local land development regulations as well as municipal comprehensive plans. She specializes in developing strategies and solutions to address complex issues associated with securing approval of entitlements. She has worked on all forms of residential, commercial, mixed use, and industrial developments that entailed complex environmental, transportation and drainage issues.
Michele works with the community to build consensus in connection with rezoning requests, neighborhood plan amendments and ordinance amendments. She has established long term relationships with city and county leaders, board members and commissioners, governmental staff, environmental interest groups, neighborhood associations, and other stakeholders involved with the land development and permitting process. Michele and her team of professionals strive to provide comprehensive solutions resulting in project approval in a timely and respectful manner. She is a registered lobbyist with the City of Austin and City of San Antonio.

Kris Bentkowski is the Project Manager for Land Use Solutions and represents clients in the Central and South Texas areas. She is responsible for all administrative duties in both the San Antonio and Austin Offices. She coordinates the requests for any land development entitlements required for a project from the pre-submittal stage through the development of the presentations displayed at Planning Commission and City Council public hearings. Her extensive involvement in the organization provides her with a working knowledge of local land development regulations as well as municipal comprehensive plans. Kris directs the preparation of materials to support requests for rezoning, neighborhood plan amendments, ordinance amendments, vested rights requests, and many other requests for entitlements. Office records are maintained and organized under her supervision. Kris is also the point of contact for clients to ensure all projects are thoroughly completed within a reasonable time frame.
